Based in a region where moving goods can cost two to three times higher than in developed countries, Africa Logistics Properties (ALP) has a vision for a more sustainable warehouse industry. The company’s environmentally-friendly ALP North Logistics Park is the first modern grade-A logistics and distribution park in Kenya. Located in northern Nairobi at the Tatu Industrial Park, ALP North sits on 22 acres and consists of three warehouses with a total of 50,000 square meters of leasable space. The park is ideally located with access to both the Thika superhighway and Eastern bypass, providing easy access to Nairobi. Tenants at the ALP North project include major retailers such as Copia, one of Kenya’s largest e-commerce companies. The warehouse has won Best Logistics/Industrial Development at the 9th annual African Property Investment (API) Summit and Expo in 2018.
By certifying its warehouses with EDGE, ALP conserves natural resources, reduces operating costs and provides a more comfortable work environment for its tenants. ALP North’s solar panels and reflective paint reduce energy usage while water-efficient faucets and landscaping conserve water. Additionally, finished concrete flooring and sustainable roof construction lower the building’s embodied energy in materials. Predicted utility savings are nearly $16,000 per month, cutting operational costs almost in half. ALP North has received final EDGE certification from thinkstep-SGS.
Technical Solutions
Energy
Reduced window to wall ratio, reflective paint and tiles for roof, insulation of roof and external walls, energy-saving lighting, occupancy sensors in bathrooms, solar photovoltaic, and a skylight to provide day light to the top floor area.
Water
Dual-flush for water closets, water-efficient urinals, aerators and auto shut-off faucets in bathrooms, water-efficient kitchen faucets and water-efficient landscaping.
Materials
Steel sheets on steel rafters for roof construction, steel profile cladding for external walls, solid dense concrete blocks for internal walls and finished concrete flooring.
