Alpha 1 – Eko Atlantic City

Alpha 1 is a new office development in the Marina District of the new Eko Atlantic City, a coastal city on Victoria Island adjacent to Lagos. The office will feature 14 floors of open offices, a basement and a car park.

Alpha 1 utilized resource-efficient features and technologies to reduce its environmental impact and save on operating costs. An energy-efficient air conditioning system, roof insulation and occupancy sensors reduce the office’s energy use, while dual-flush water closets, water-efficient urinals and low-flow faucets reduce the office’s water use. Sensible heat recovery technology was also installed with the HVAC system to help provide energy to cool the office air.

The developer of the project, ITB, is committed to providing innovative and top-quality construction services across Nigeria. As a part of this commitment, ITB is working to lower the carbon footprints of its projects with the latest technologies in LED and lighting control, smart metering and building management systems.

Alpha 1 has received final EDGE certification from thinkstep-SGS.

Energy

Insulation of the roof, higher thermal performance glass, a variable refrigerant volume (VRV) cooling system, sensible heat recovery from exhaust air, energy-saving lighting in internal and external spaces, lighting controls for corridors and staircases, and occupancy sensors in bathrooms, conference rooms and closed cabins.

Water

Dual-flush water closets, water-efficient urinals and low-flow faucets in all bathrooms.

Materials

In-situ reinforced concrete for the floor and roof, medium-weight hollow concrete blocks and in-situ reinforced internal walls, clay tiles cladding on metal studs for external walls and ceramic tile flooring.

*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
