Office of the Tamil Nadu Infrastructure Fund
The Tamil Nadu Infrastructure Fund Management Corporation (TNIFMC) is an asset management company promoted by the Tamil Nadu government that manages infrastructure and shelter funds. The shelter fund finances affordable housing projects that fulfill its ESG parameters with a triple bottom line approach to people, planet and profit.
The company has determined that EDGE certification is a pre-requisite for investing in its projects. To set an example, the TNIFMC decided to obtain EDGE certification for its own office. Green features of the building, which are both practical and aesthetic, including the following:
- Renovation of the existing 30-year-old structure (adding only walls, interiors and a retrofitted roof) to minimize the embodied energy in materials.
- High-efficiency Variable Refrigerant Flow (VRF) air-conditioning and LED lighting systems.
- Autoclaved aerated concrete blocks for external walls and a reflective roof finish and roof insulation to minimize the heat load.
- Vertical garden to fully shield the west wall.
The Office of the Tamil Nadu Infrastructure Fund has received final EDGE certification from GBCI.

*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
