Primavera City – Citta’ Verde
Primavera City is a new seven-tower mixed-use development in Cagayan de Oro to be completed in four phases. The first phase will be the completion of Citta’ Verde, which will be home to 247 residential units.
The tower’s one-bedroom units were designed to conserve natural resources, helping residents save on utility costs. External shading devices, solar photovoltaics, and LED lighting will be installed to reduce the units’ energy use, while low-flow plumbing fixtures will be installed to reduce the units’ water use.
Primavera City is the latest green building project by Italpinas Development Corporation (IDC), a design-driven developer committed to environmental sustainability. Through EDGE certification IDC aims to show how it is possible to develop affordable and elegant green buildings in the Philippines. IDC has also EDGE-certified its Primavera Residences project. Primavera City was also designed by architect Romolo V. Nati, who is a leader in passive green design.
Primavera City has received a preliminary EDGE certificate from Philippine Green Building Initiative (PGBI).

Technical Solutions
Energy
Reflective paint/tiles for the roof and external walls, external shading devices, a variable refrigerant volume (VRV) cooling system, solar photovoltaics, and energy-saving lighting in internal and external spaces.
Water
Dual-flush water closets in all bathrooms, a rainwater harvesting system, and low-flow showerheads and faucets for kitchen sinks and washbasins.
Materials
In-situ reinforced concrete for the floors and roof and medium weight hollow concrete blocks for the internal and external walls.
*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
