Prism
EDGE Advanced
Prism is an office building located in Casablanca, Morocco. The project was developed by Aradei Capital, a Moroccan-listed commercial real estate company, with the goal of redefining the “working spaces” experience with 6,000 square meters of modern and flexible office space as well as 1,000 square meters of retail and restaurant space. Recognizing that the success of a project depends on taking environmental issues into account from the conception stage, Prism was developed as the first project to receive EDGE Advanced certification in Morocco.
All the building’s components were brought together to make Prism a high-performance workspace. The project was designed on the basis of materials with very low pollutant emissions. The insulation chosen for the building reduces the need for air conditioning. Further energy savings are achieved through the use of LED lighting in combination with occupancy sensors and daylight photoelectric sensors. The glazing covering most of the exterior façade allows users to benefit from natural light throughout the day. This façade benefits from an innovative glazing system and high-quality thermal insulation to make the Prism experience as unique as it is efficient. Prism is also equipped with smart meters to measure energy consumption by usage.
Prism has received a Preliminary EDGE Advanced Certificate from Green Business Certification Inc. (GBCI).

Technical Solutions
Energy
External shading devices, insulation of roof, higher thermal performance glass, variable refrigerant volume (VRV) cooling system, energy-saving lighting in internal and external spaces, lighting controls for corridors and staircases, occupancy sensors in bathrooms, conference rooms, and closed and open offices, daylight photoelectric sensors for internal spaces, and consumption based energy meters.
Water
Low-flow faucets for bathrooms and kitchen sinks, and efficient flush for water closets.
Materials
In-situ reinforced concrete slab for floor and roof construction, curtain walling for external walls, cored bricks with plaster on both sides for internal walls, nylon carpets and finished concrete floor for flooring, and aluminum window frames.
