The Promenade

The Promenade is a multi-tenant commercial office building in the Westlands area of Nairobi. The seven-story building offers high quality office and retail accommodation for tenants looking for a sustainable and flexible working environment. Tenants also enjoy the building’s generous balconies and breakout areas, which provide space for relaxation and provide an opportunity to connect with the surrounding landscape.

The commercial building utilizes resource-efficient design features and technologies to reduce its environmental impact and lower its operating costs. Higher thermal performance glass, LED lighting, and occupancy sensors were installed to reduce the building’s energy use, while low-flow and water-efficient plumbing fixtures were installed to reduce the building’s water use.

The building’s developer, Krystal Investment Ltd, was committed to improving the resource efficiency of the Promenade, especially regarding the building’s water usage. As the water demand in Nairobi has skyrocketed due to ever increasing modernization and construction in the city, a water-efficient building has become essential. The building was also designed by Symbion architects and constructed by Parbat Seyani.

The Promenade has received final EDGE certification from GBCI.

Technical Solutions

Energy

Higher thermal performance glass, energy-saving lighting in internal and external spaces, lighting controls for corridors and staircases, and occupancy sensors in bathrooms, conference rooms, and closed cabins.

Water

Low-flow faucets in bathrooms and water-efficient single-flush water closets and urinals.

Materials

Hollow core precast slab for the floors, in-situ waffle concrete for the roof, in-situ reinforced internal walls, and machine cut unpolished stone blocks for internal and external walls.

*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
