Royal Films, a leading movie theater chain in Colombia, has opened a new location in Bogotá. The movie theater will serve as a meeting place for family and friends throughout the community and expand access to cinema for residents of the capital.

Aligned with Royal Films’ commitment to environmental sustainability, the movie theater was designed to conserve natural resources. LED lighting, roof insulation and a variable refrigerant volume cooling system will contribute to the building’s energy savings, while dual-flush water closets and water-efficient plumbing fixtures will contribute to the building’s water savings.

Projectors that operate entirely by laser light source will also be used for the screening of movies to reduce energy use.

Coordinadora, a leading company in the transport of goods, packages and documents in Colombia, has opened a new hub in Cota, Cundinamarca.

Solar photovoltaics were installed on the hub to generate power for lighting and other electrical needs. Roof insulation, low-e coated glass windows and energy-saving lighting were also installed to reduce the building’s energy use. A rainwater harvesting system, dual-flush water closets and auto shut-off faucets were installed to contribute to the building’s water savings.

The new hub is aligned with Coordinadora’s commitment to the protection of the environment. Launched in 2005, its “Movimiento Azul” focuses on seven pillars, including the reduction of air pollution and water usage.

Parque Comercial Guacarí


A new shopping center, Parque Comercial Guacarí will meet the commercial and entertainment needs of the Sucre region. With stores, restaurants, bars and an event area of over 800 square meters, the shopping center will serve as a meeting place for families and friends throughout the community.

Built to optimize natural resources, resource-efficient technologies were incorporated into the design, construction and internal processes of the building. Energy-saving lighting and skylights that provide daylight to over half of the top floor contribute to the building’s energy savings. A rainwater harvesting system, dual-flush water closets and auto shut-off faucets reduce the shopping center’s water usage by over 50 percent.

Londoño Gomez, the developer of the project, has dedicated itself to developing real estate projects throughout Colombia for more than half a century. They understand their responsibility to the future sustainable development of the country, with Parque Comercial Guacarí serving as an example of their commitment.

Novare Great North

Novare Great North, located in Lusaka, Zambia, has received final EDGE certification from thinkstep-SGS.

The Novare Great North mall caters to a previously underserved neighborhood near the National Heroes Stadium in Lusaka where retail options are limited. As the first mall in the city to be anchored by the well-known African retailers Shoprite and Pick n Pay, Novare Great North will help relieve Lusaka’s heavy inner-city traffic by drawing more customers to the north. Developed by Novare Equity Partners, the mall’s resource-efficient measures were implemented at a minimal additional cost with utility bills expected to be reduced by over 40 percent. In addition to its green features, Novare has also implemented a general waste recycling program. The mall has recycled an average of 1,800 kilograms of construction waste per month since September 2018.

Novare decided to pursue EDGE certification to affirm its commitment to sustainable design. The company advocates for building green, which not only reduces their consumption of natural resources and the environmental impact of its buildings, but also lowers operational costs and boosts property values. By building green, Novare can ensure a lower carbon footprint and the enhanced wellbeing of communities, which also strengthens their corporate brand and environment, social and governance (ESG) principles. IQON

IQON, located in Quito, Ecuador has received a preliminary EDGE certificate from GBCI.

IQON


The IQON building will become a landmark on the Quito skyline as the tallest building in the city. Developed by Uribe & Schwarzkopf (U&S) with design by the Bjarke Ingels Group (BIG), IQON contains 154 apartments with office and retail space. U&S and BIG sought to incorporate the adjacent La Carolina park into the building’s design by creating public gardens on the ground floor of IQON to encourage not only residents, but also the public to enjoy the natural environment surrounding the building.

The building itself also embraces nature with trees and plants climbing up the façade of the 33-floor building. The exterior is made of rotating concrete boxes that form a unique, geometric design, serving the dual purpose of both an “urban tree farm” and private terraces for residents. Trees native to the region will be planted in the exterior concrete boxes until they outgrow the space and are planted in La Carolina park, creating a cycle of giving back to the natural environment. U&S and BIG hope that IQON will be renowned as a building that celebrates the nature and biodiversity of Ecuador.

In addition to green features that conserve natural resources, U&S also chose to use local materials and sustainable methods of landscaping and waste management for the building. U&S has constructed homes and commercial buildings in Quito and across the country for more than 40 years. The award-winning BIG has designed innovative buildings around the world since 2005, but IQON marks their first building in South America. IQON has received a preliminary EDGE certificate from GBCI.

The Douala Grand Mall will bring the first destination shopping center to Cameroon’s largest city. Strategically located in an area to serve all socio-economic groups, the mall will provide shopping, entertainment and dining to the greater Douala area, serving approximately four million residents. Visitors will have access to everything they need with 142 retail stores, 18 restaurants, a movie theater and a supermarket.

Developed by Actis with a local partner, Craft Development, and designed by Benoy, the Douala Grand Mall’s green measures will help conserve natural resources and reduce operating costs. The mall has energy-saving lighting and skylights that provide daylight to 50% of the top floor area to conserve energy. Features like aerators and auto shut-off faucets are expected to reduce the use of water by more than half, while construction materials such as steel-clad sandwich panels on the roof cut the embodied energy in materials in half.

The new Centro Comercial Paseo Villa del Rio shopping mall will meet the needs of more than 2.3 million residents of south Bogotá. These neighborhoods have few retail and commercial options, but residents represent 19% of total spending on consumer goods. The new shopping mall will provide easier access to entertainment options and more than 350 retail stores. The mall will also have a movie theater, gym, pet park and an amusement park on the top floor.

The four-floor shopping mall provides a centralized location for shopping and entertainment needs in a resource-efficient building. The mall is equipped with such energy-efficient features as a demand control ventilation system and a skylight that provides daylight to the interior of the building. The building is expected to reduce its water use by up to 55% with water-efficient landscaping, a rainwater harvesting system that uses 30% of the roof area for rainwater collection and other features. These solutions were implemented at a minimal additional cost with a payback period of just over two years, with operational costs expected to be reduced by over $58,000 per month.

The Centro Comercial Paseo Villa del Rio was developed by AshmoreAVENIDA, a private equity investment firm founded in 2018 when Ashmore Group acquired a majority stake in Avenida Capital. The firm is committed to responsible investment that contributes to the sustainable development of Colombia. Takadori Mall, located in Takadori, Ghana, has received final EDGE certification from thinkstep-SGS.

In a region where electricity bills can be higher than rent, the Takoradi Mall is a transformational project for businesses in Ghana. The mall conserves resources, allowing tenants to focus on improving their profits rather than paying high utility bills. Located in the rapidly growing port city of Takoradi, a key city for Ghana’s emerging oil industry, the Takoradi Mall is situated in a prime location near the airport and at the intersection of the city’s busiest streets. As the first mall to operate in the community, Takoradi is poised to take advantage of the city’s expanding business sector. The mall contains stores, restaurants and a movie theater.

Takoradi conserves natural resources with reflective paint and energy-saving lighting, both of which reduce energy consumption, while features like dual flush water closets conserve water. Construction materials such as solid dense concrete blocks result in a 45% reduction in embodied energy in materials.

The green features of Takoradi Mall cost less than 1% of the total and will generate savings of 25% in utility costs. The developer, RMB Westport, is expected to recoup its investment in less than a year and a half. While businesses may prefer to operate in a green building, many are reluctant to pay additional. However, since building green cost RMB Westport very little, they were able to rent storefronts to tenants for the same price as in a conventional building.

RMB Westport formed in 2008 as a joint venture between Rand Merchant Bank (RMB) and Westport Property Group. Since then, the development and investment firm has invested in the high potential of growing African countries like Ghana. Takoradi Mall has received final EDGE certification from thinkstep-SGS.
