EDGE in Nigeria

EDGE is a green building certification system that empowers the Nigerian real estate market to build sustainably. An innovation of IFC, a member of the World Bank Group, EDGE makes it faster, easier and more affordable than ever before to build and brand green. Sintali-SGS is the exclusive provider of EDGE certification services in Nigeria, providing opportunities to increase the marketability of buildings at the design stage.

Nigeria’s population is expected to increase by more than 100 percent by 2050, which will make it the third most populous country in the world. The country is already experiencing a housing shortage of 17 million units while more than half the population lives in poverty and over 40 percent lacks access to electricity. Nigeria’s economy also relies on petroleum and agriculture, making the country highly vulnerable to economic shocks and the effects of climate change. Building green can help Nigeria prepare for a climate-resilient future while also addressing the housing shortage for those who need it most.

EDGE certification provides a solution: to capitalize on the value of green buildings by promoting the benefits to customers while protecting the environment. With EDGE, it’s possible to stay at the forefront of the green building trend.

EDGE is an opportunity for governments, builders, banks and buyers, especially in Nigeria.

Nigeria is committed to reducing its greenhouse gas emissions by 45 percent by 2030 and aims to improve energy efficiency by two percent each year. The government has also adopted a comprehensive policy and strategy to combat climate change.

With a severe housing deficit and a population that is expected to grow more than 270 percent by the end of the century, Nigeria will need more buildings to accommodate its growth. Builders can help ensure new construction is built green.

Nigerian banks recognize the value of building green. Nigerian Mortgage Refinance Company (NMRC), a mortgage refinancing company, has pledged to encourage the construction sector to adopt more sustainable building practices.

Only 58 percent of Nigerians in urban cities and 20 percent in rural areas have access to electricity and those with access experience common outages. With frequent electricity shortages and volatile diesel prices, homebuyers are ready for energy-efficient solutions.

Early adopters of EDGE are driving change, encouraging others to think twice before building conventionally.

Believers of EDGE already realize that building green presents an opportunity to conserve natural resources and improve the lives of Nigerians. Market pioneers such as EchoStone and African Capital Alliance (ACA) are responding to the call to build green. EchoStone, an EDGE Champion, plans to build 100,000 EDGE-certified homes across Nigeria over the next five years to help address the country’s shortage of 17 million units. The government and financial sector have also taken steps to support green buildings. With support from banks such as the Nigerian Mortgage Refinance Company (NMRC) and new climate change policies backed by the government, the sector will continue to grow. As Nigeria begins to realize its vulnerability to climate change and the need to build green, the country will turn to champions in the market to build and brand green with EDGE.

2. Submit

Upload compliance documentation and submit your project.

3. Certify

Win certification to better market your project to customers.

Understand the exact cost of certification in advance.

EDGE green building certification has two stages: design and construction. Each stage mirrors the other, except that a site audit is required at the construction stage. Upon completion of the design stage, a preliminary EDGE certificate is awarded, which enables marketability of your project with the EDGE brand. Upon completion of the construction stage, a final EDGE certificate is awarded. The cost of certification covers both stages. If your project is already built, only the construction stage of certification is required.

The first step towards certification is to create your project within the EDGE App. While it’s possible to calculate a rough estimate from the pricing chart, you may wish to receive a quote for a precise figure before entering your project within EDGE.
