Southgate Ridge is an affordable housing project located in Naturena, Johannesburg, South Africa. Developed by Transcend Residential Property Fund, a South African real estate investment and development company, the project will retrofit 412 existing housing units to a higher efficiency standard using technologies such as water-efficient plumbing features, energy-saving lighting, smart meters and solar photovoltaics covering over 25% of electricity use. Through the incorporation of existing building parts such as roofs, floors and walls, the project was also able to reduce the embodied energy in materials by over 90%, resulting in a more sustainable construction and a lower carbon footprint for the entire project.
Southgate Ridge is part of the wider strategy of Transcend to invest in affordable housing across South Africa. Projects are located close to job opportunities, transport corridors and other amenities such as schools.
Southgate Ridge has received a Preliminary EDGE Certificate from Green Building Council South Africa.
Predicted Savings of EDGE Certification
Less Embodied Energy in Materials
Reduced window to wall ratio, energy-saving lighting, smart electricity meters and solar photovoltaics covering 25% of electricity consumption.
Low-flow showerheads, low-flow faucets for kitchen sinks and washbasins, single flush for water closets.
Re-use of existing floor slabs, re-use of existing roof, re-use if existing external and internal walls, re-use of existing flooring, re-use of existing window frames.
*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
