The Aga Hall Estate is an upcoming residential high-rise development project located in the neighbourhood of Mazagon, on an honoured site in the south of Mumbai. The transformative redevelopment designed for multi-generational living will offer 373 apartments of varied typology ranging from 1-bedroom to 4-bedroom sky villas. It is designed for energy, water and resource efficiency and with a keen focus on health and well-being. The residents will also enjoy access to a range of amenities, including a gymnasium, a yoga & pilates room, a swimming pool, an indoor games arena, stunning viewing decks, and a jogging track to enhance a healthy lifestyle in a thoughtfully landscaped garden setting.

The architectural design applies passive design measures such as optimized orientation (longer façade faces north-south and limited opening on east-west façade) and reduced WWR of 27.5% to reduce heat gain in the interiors. More than 40% of the site will be landscaped to promote local habitat and biodiversity, and the remaining footprint will be covered with high-SRI reflective materials to reduce heat-island impact. Ultra-low flow water fixtures will be installed to optimize water use. An on-site 425 KLD capacity Sewage Treatment Plant will treat 100% of black and grey water, which will be reused for irrigation, flushing car-washing purposes. Moreover, the consumption of steel and concrete will be reduced by more than 5% by utilizing high-strength reinforcement steel, higher concrete grades, and additives like GGBS, Fly Ash and Stone crushed sand in the concrete mix.

The project is being developed under the patronage of its owner, the Prince Aly Khan Hospital (PAKH) Charitable Trust, with support of Aga Khan Agency for Habitat (AKAH), an agency of Aga Khan Development Network (AKDN). It is the first and largest AKDN project to receive the EDGE Advanced certification. It supports the collective vision of AKAH and IFC to move the construction industry on to a lower-carbon and more resource-efficient path.

The Aga Hall Estate has received a Preliminary EDGE Advanced Certificate from Green Business Certification Inc. (GBCI).

Technical Solutions

Energy

Reflective paint and insulation for the roof, external shadings devices, higher thermal performance glass, variable refrigerant volume (VRV) cooling system, energy-efficient ceiling fans, refrigerators and washing machines, energy-saving lighting for internal and external spaces,  in sales, corridors, common and external areas, and lighting controls for corridors and staircases.

Water

Low-flow showerheads, low-flow faucets for kitchen sinks and washbasins, dual flush for water closets, and black water recycling for flushing.

Materials

In-situ reinforced concrete slab with >25% GGBS for floor and roof construction, in-situ reinforced walls for external and internal walls, autoclaved aerated concrete blocks for internal walls, ceramic tiles for flooring and aluminum window frames.
