Cosmos Yopougon

Cosmos Yopougon is the first world-class shopping center to be built in Yopougon, Abidjan’s largest municipality. The shopping mall provides a convenient and high-quality shopping experience to a previously ignored, lower middle-class community of almost two million. Opened in October 2018, Cosmos Yopougon is anchored by Carefour, Burger King and the largest Majestic Cinema in Côte d’Ivoire.

To meet international standards for resource efficiency, energy and water-saving technologies were incorporated into the design, construction and internal processes of the building. Reflective paint, an energy-efficient HVAC system and LED lighting reduce the shopping center’s energy use, while water-efficient plumbing fixtures reduce the shopping center’s water use. Skylights were also incorporated into the design of the shopping center, providing daylight to over half of the top floor.

Cosmos Yopougon was developed by HC Capital Properties, a real estate investment and development firm focused on West and Central Africa. HC Capital Properties is committed to responsible investing, developing projects with strong economic and social impacts. Cosmos Yopougon is a manifestation of the company’s commitment and a model for resource-efficient design in Côte d’Ivoire.

Cosmos Yopougon has received final EDGE certification from GBCI.

Energy

Reduced window to wall ratio, reflective paint and insulation for the roof and external walls, variable speed drives in AHU, higher-efficiency refrigerated cases, energy-saving lighting in sales, corridors, common and external areas, and occupancy sensors in bathrooms and skylights to provide daylight to 50 percent of the top floor’s area.

Water

Aerators/auto shut-off faucets and water-efficient water closets, urinals and faucets for kitchen sinks.

Materials

In-situ reinforced concrete slab for the floor, steel sheets on steel rafters for the roof, solid dense concrete blocks for internal and external walls, plasterboards on metal studs for internal walls and aluminum profile cladding for external walls.

*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
