Daan Mogot Baru Office Park
Daan Mogot Baru Office Park is a commercial complex providing work space for 3,670 occupants. The office park has been developed by award-winning PT Fajar Surya Perkasa, a company with a deep commitment to both residential and commercial green building design.
Strategically located at the heart of the booming Daan Mogot Baru Central Business District, the office park is 30 minutes away from downtown Jakarta, with Soekarno-Hatta International Airport only a 20-minute drive away. Retail, residential buildings and schools are all located close by.
In the midst of soaring water and energy costs in Indonesia that are related to the progressive removal of subsidies, PT Fajar Surya Perkasa realized the importance of investing in a resource-efficient office building. Capital costs for the project were negligible with a payback period of less than four months, after which time the building will save money for the rest of its lifespan. Daan Mogot Baru Office Park has received a preliminary EDGE certificate from the Green Building Council Indonesia.
Predicted Savings of EDGE Certification
Less Embodied Energy in Materials
Reflective paint and tiles for roof, insulation of roof, low-E coated glass, variable refrigerant volume cooling system, sensible heat recovery from exhaust air, energy-saving light bulbs for internal and external spaces, occupancy sensors in bathrooms, conference rooms and closed cabins, and daylight photoelectric sensors for internal spaces.
Low-flow faucets in kitchens and bathrooms, dual-flush water closets, water-efficient urinals, rainwater harvesting system, and grey water treatment and recycling system.
Curtain walling for external walls, autoclaved aerated concrete blocks for internal walls, and finished concrete floor with a small percentage of stone tiles.
*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
