Edificio 200 – La Vista de San Eduardo
Edificio 200 – La Vista de San Eduardo is a mixed-use development designed as a town center located in Los Ceibos and Vía a la Costa, in Guayaquil, Ecuador. At this stage, Edificio 200 is scheduled to become one of the first commercial buildings in Guayaquil with sustainability characteristics. Focused on commercial anchors, it features 12 stores between 95 and 480 square meters, distributed over two floors.
The project is the first real estate development in the area that is designed under the principles of New Urbanism, where the mixed-use of the land is prioritized to create a vibrant environment, facilitate the mobilization of users on foot and create a sense of belonging and community.
To meet international standards for resource efficiency, energy and water-saving technologies were incorporated into the design, construction and internal processes of the building. Reflective paint, insulated roofs and external walls, an energy-efficient HVAC system and LED lighting reduce the project’s energy use, while water-efficient plumbing fixtures reduce its water consumption.
Edificio 200 – La Vista de San Eduardo has received a Preliminary EDGE Certificate from Green Business Certification Inc. (GBCI).

Energy
Reflective paint and insulation for the roof and external walls, variable refrigerant volume (VRV) cooling system, and energy-saving lighting in sales, corridors, common and external areas.

Aerators/auto shut-off faucets and water-efficient water closets, urinals and faucets for kitchen sinks.
Materials
In-situ trough concrete slab for the floor, steel clad sandwich panel for the roof, honeycomb clay blocks with internal and external plaster for internal and external walls, finished concrete flooring and aluminum window frames.
