EDGE Advanced

Fibra MTY Offices is a corporate office development located in the Santa Maria neighborhood west of the center of Monterrey, Mexico. The project is part of a core commitment to leadership in sustainability on the part of Fibra MTY, an investment instrument that acquires and manages a portfolio of high quality corporate properties focused on offices and industries. As a REIT (Real Estate Investment Trust), it is seeking to positively impact not only its collaborators but also its entire value chain and stakeholders, with the goal, among other things, of strengthening the organization’s resilience and maximizing profitability for its investors over the long term.

The project is based on the retrofit of an existing office building, originally constructed in 1995, using state-of-the art construction and energy-efficiency technologies to bring the building to the EDGE Advanced standard. To meet this standard, energy-saving measures such as low-E coated glass, variable refrigerant volume (VRV) cooling system and energy-efficient lighting were incorporated into the design. Together with water-efficient plumbing features and a black water treatment and recycling system, as well as the re-use of most existing structural building elements this yielded a more sustainable building design together with a reduced carbon footprint.

Fibra MTY Offices has received Final EDGE Advanced Certification from Green Business Certification Inc. (GBCI).

Technical Solutions

Re-use of existing slabs for floor and roof construction, re-use of existing walls for external and internal walls, plasterboards on metal studs for internal walls, re-use of existing flooring and nylon carpets for flooring, and aluminum window frames.
