With this focus on balance, wellness, health, and respect for our environment, the company developed Menarco Tower, a boutique corporate office building in Manila, Philippines.

Internationally recognized for its best practices on safety and sustainability, Menarco Tower is a 32-story, award-winning premium office building designed to showcase cultural heritage through Filipino ingenuity. One of southeast Asia’s safest buildings, it is situated on the main street of Bonifacio Global City (BGC), one of Manila’s most upscale commercial hubs. Enjoying a walk score of 99, the occupants of the corporate office tower contribute to the vibrant life of the modern city of BCG, which celebrates great minds, artistry, and passionate hearts.

Menarco Tower’s four basement levels feature special parking reserved for green vehicles and bicycles, while six levels of airy podium parking are also provided. The building’s support facilities and utilities, such as a materials recovery facility for recycling and Bokashi composting are being utilized to reach Menarco’s zero waste goal for 2023. The ground floor’s retail spaces enjoy double volume ceilings, allowing natural illumination for its tenants. Wooden elements from the façade continue through the main lobby and are flanked by natural stone walls, contributing to the organic feel.

Menarco Tower offers more than 1,200 square meters of office space per floor. Occupancy options range from single tenants to a maximum of four tenant cuts per floor, with a prescribed population density of 8.0 square meters per occupant. Generous ceiling heights provide ample room for built-in ventilation systems and fresh air circulation. Offices have provisions for pantry areas with drinking water being at a quality above WHO-standard levels, multiple data and telecom service providers, and dedicated reinforced areas for server rooms.

Menarco Tower is clad with a double glazed, curtain wall system which is composed of an insulated glazing unit (IGU) for both viewing and spandrel panels, parapet glass walls, and an innovative wood finish accent. Glass properties are designed for local conditions and limit tropical heat from entering. This reduces the air-conditioning load to achieve optimum thermal comfort in the office environment during operations. Tenants can therefore enjoy the sunshine without the heat and still benefit from lower utility costs.

Menarco Tower also provides sustainable features such as landscape forms at the podium deck, which utilize grey water harvested from air-conditioning condensate drains and captured rainwater for maintenance and irrigation. Smart metering systems are implemented within the building, as well as efficient plumbing and lighting fixtures. These measures support the project’s goal to be a green structure without diminishing aesthetic value.

As a health-oriented building, Menarco Tower’s fire staircase allows sunshine to come in, creating a space for free exercise. Along with encouraging movement through its dedicated wellness floor, Menarco Tower’s Pandan Garden features indigenous herbs that are served to tenants as tea on Monday afternoons. A modern structure that exudes a subtle, restrained elegance, Menarco Tower brings to life design elements to sustain the wellbeing of its occupants.

Menarco Tower has achieved Final EDGE Advanced Certification from the Philippines Green Buildings Initiative (PGBI).

Technical Solutions


Reduced window to wall ratio, reflective paint and insulation for the roof and external walls, variable speed drives in AHU, higher-efficiency refrigerated cases, energy-saving lighting in sales, corridors, common and external areas, and occupancy sensors in bathrooms and skylights to provide daylight to 50 percent of the top floor’s area.


Aerators/auto shut-off faucets and water-efficient water closets, urinals and faucets for kitchen sinks.


In-situ reinforced concrete slab for the floor, steel sheets on steel rafters for the roof, solid dense concrete blocks for internal and external walls, plasterboards on metal studs for internal walls and aluminum profile cladding for external walls.
