Ode Perdizes

Ode Perdizes is a residential development, offering residents a balance between nature and the modernity of the city in a traditional neighborhood of São Paulo.
Located on the iconic Bartira street, one block from Sumaré avenue, the region has the third best Human Development Index (HDI) in the city and has an excellent structure of shops and services installed on tree-lined streets.

Developed by Construtora Paulo Mauro, the residential complex consists of 108 four-bedroom apartments, 100 of them measuring 156 m², four garden units ranging from 179 m² to 221 m², and four 238-m² penthouses, as well as 21-m² and 22-m² studios.
The complex has green areas, outdoor recreation and other common areas for residents.

The residential buildings will have complete solar water heating systems, insulating elements on the roofs and efficient glass to guarantee greater thermal comfort, as well as optimized LED lighting systems in common areas. Other features are low-flow showerheads and faucets, hot water generation system, intelligent garden irrigation system along with a rainwater treatment and recycling system, all of which reduce water consumption. In terms of material efficiency, the highlights of the projects are the precast concrete panels for the façade and the adoption of prestressed ribbed slabs.
Ode Perdizes had EDGE Expert services provided by Daniela Corcuera and audited by Gustavo Goldman, both from Quanta Studio. The project was developed by Tegra Incorporadora, the fifth- largest real estate and development company in Brazil, a subsidiary of Canadian Brookfield Asset Management.
The company has offset 100% of carbon emissions from its works since 2019, scope 1, 2 and 3, which also considers the impact of the suppliers, and stands out for recycling more than 97% of the waste generated in their construction sites.

Ode Perdizes has received a Preliminary EDGE Certificated from Green Business Certification Inc. (GBCI).
