Tera 12
Tera 12 is a 14-story apartment building project located in central Guatemala City, Guatemala. It consists of 77 apartments with an average floor space of 50 square meters. The project was developed by ASTY Desarrollos, a local real estate company with a focus on innovative urban planning.
The Tera 12 project was created around the around the idea of breaking the paradigms ordinary apartment designs and with the goal to maximize every occupiable space in the building. Seeking to find a balance between aesthetic and functionality energy and water-saving technologies were incorporated into the design, construction and internal processes of the building. Reflective paint for roof and external walls, LED lighting and smart meters reduce the building’s energy use, while water-efficient plumbing fixtures reduce its water consumption.
Tera 12 has received a Preliminary EDGE certificate from Green Business Certification Inc. (GBCI).
Technical Solutions
Energy
Reflective paint for roof and external walls, energy-saving lighting for internal and external areas, lighting control for staircases and corridors, and smart electricity meters.
Water
Low-flow showerheads, low-flow faucets for kitchen sinks and washbasins, and dual flush for water closets.
Materials
In-situ reinforced concrete slab for floor and roof construction, medium weight hollow concrete blocks for internal and external walls, plasterboards on metal studs for internal walls, ceramic tiles for flooring and UPVC window frames.
