Terenure
Terenure is an affordable housing project located in Ekurhuleni within the eastern metropolitan region of Johannesburg, South Africa. Developed by Transcend Residential Property Fund, a South African real estate investment and development company, the project will retrofit 350 existing housing units to a higher efficiency standard using technologies such as water-efficient plumbing features, energy-saving lighting, smart meters and solar photovoltaics covering around 27% of electricity use. Through the incorporation of existing building parts such as roofs, floors and walls, the project was also able to reduce the embodied energy in materials by over 90%, resulting in a more sustainable construction and a lower carbon footprint for the entire project.
The project is part of the wider strategy of Transcend to invest in affordable housing across South Africa. Projects are located close to job opportunities, transport corridors and other amenities such as schools.
Terenure has received a Preliminary EDGE Certificate from Green Building Council South Africa.
Technical Solutions
Energy
Reduced window to wall ratio, energy-saving lighting for internal spaces, smart meters and solar photovoltaics covering 26.86% of electricity use.
Water
Low-flow showerheads, low-flow faucets for kitchen sinks and washbasins, and single flush for water closets.
Materials
Re-use of existing slabs for floor and roof construction, re-use of existing walls for internal and external walls, and re-use of existing flooring and window frames.
